When Is the Best Time of Year to Pressure Wash in North Carolina?

Freshly soft-washed home siding in the Piedmont Triad, NC

Here's the good news for North Carolina homeowners: thanks to our mild climate, there's no truly "wrong" season to clean your home's exterior. But there are smarter and less-smart windows, and they line up neatly with the pollen, the heat, and the leaves. Here's how the Piedmont Triad calendar actually plays out.

Spring: the most popular time, with a catch

Spring is when most people look at their winter-worn siding and decide it's time. It's a great choice, with one important caveat: pollen. From roughly mid-March into May, oak and pine pollen blankets everything in the Triad with that yellow-green film. Wash too early and you'll be coating fresh-clean siding in pollen within days.

The sweet spot is late spring, once the heaviest pollen drop has tapered off. Clean then and you clear away both the winter grime and the pollen in one pass, heading into summer looking sharp.

Summer: peak algae, peak payoff

Our hot, humid summers are when organic growth goes into overdrive. Heat and moisture are exactly what algae and mildew need, so the green streaks on siding and the black streaks on roofs grow fastest now. That makes summer a productive time to wash, you're hitting the growth at its peak, and a soft wash kills it at the root rather than letting it spread all season. Cleanings also dry quickly in the summer sun.

It's not just the season, it's the day

Two quick rules matter almost as much as the month. First, avoid washing in the full blast of midday summer heat, detergents can dry on the surface before they finish doing their job, so cooler mornings and overcast days actually give a better clean. Second, give the work a dry window: a normal rain a day later is harmless, but applying treatment right ahead of an incoming storm just rinses it away early. We watch the local forecast and time each visit so the cleaning has the conditions it needs to last.

Fall: protect before winter

Autumn is the unsung hero of exterior cleaning. A fall wash does two things: it strips off the summer's algae buildup, and it clears the leaf tannins, those brown stains that fallen leaves and acorns leave on concrete and decks. Going into winter with a clean exterior means growth doesn't sit and set over the cold months. It's also a smart time to clean and clear roofs and gutters before the wet season.

Winter: yes, you can

Plenty of homeowners assume washing stops when the calendar turns cold. In the Triad, that's mostly a myth. Our winters are mild, and on the many days above freezing, soft washing works just fine, the detergents do the cleaning, so we're not relying on freezing-prone high-pressure water. We simply watch the forecast and avoid washing when a hard freeze is coming, so water doesn't freeze on surfaces. Winter is often the easiest time to get on the schedule, too, since demand is lower.

So, what's the verdict?

  • Best all-around window: late spring (after pollen) through early fall.
  • Worst timing: the peak of pollen season in early-to-mid spring, you'll just re-coat clean surfaces.
  • Most overlooked: fall, for clearing summer growth and leaf stains before winter.
  • Most convenient: winter, for easy scheduling on mild days.

Once or twice a year?

For most homes here, a single annual wash, timed for late spring or fall, keeps everything looking great. Heavily shaded, tree-lined lots that grow algae fast often do better with two visits a year, which is the rhythm our Curb Appeal Club is built around. If you're trying to decide, our post on how often to pressure wash your house walks through it in more detail.

The bottom line
